Common flat roof (low slope) problems

A flat or low slope roof is the perfect choice for many buildings and climates. However, you should be aware of some of the common problems that are associated with this type of roof.
Less wind resistance
Particularly if the installation of the material was sub-standard wind will find any gaps that exist when the roof was installed and can literally work the material off your house.

Need for up-keep
It is easy to ignore a roof, after all, it’s not something that you look closely at every day. However, any type of roofing material will require maintenance. If you do not feel qualified to care for your roof have a contractor inspect your roof and take care of any repairs that are needed at least every few years.

Standing water
When a flat or low slope roof is installed a “slope” must be created, if one does not exist, enough to direct water off of the roof. If this has not been done or if climate conditions over time have negated the slope water will pond in one or more locations and over time cause damage to the roof material.

Damage from traffic
Foot traffic can cause damage on any roof but particularly single membrane materials. Keep traffic on the roof to a minimum or consider installing a walkway if that is not possible.
